The Register of the Northern Middlesex Registry of Deeds oversees all land records in Middlesex North County. These documents encompass deeds, mortgages, plans, condominium documents, certificates, UCC filings (Dept. Obligations), and various other records crucial for safeguarding land ownership and title interests.
Responsibilities of the Registry include validating each document for compliance with recording standards, as well as collecting recording fees, community preservation funds, technology fees, and state transfer taxes. These duties extend to the ten communities under their jurisdiction: Billerica, Chelmsford, Dunstable, Tewksbury, Westford, Carlisle, Dracut, Lowell, Tyngsborough, and Wilmington.
Annually, the North Middlesex Registry processes approximately 60,000 documents, generating state revenues ranging from $15M to $28M, depending on recording volume and home prices. With about 300 records passing through the office each business day, the Registrar must effectively manage this fast-paced workflow with exacting accuracy.
Furthermore, the Registry is tasked with securely maintaining records and facilitating public access to them.
